Let’s Clear Things Up

We will give you a detailed timeline up front based on the work and permits. Typical remodels take 4 to 12 weeks. Common delay factors include permit approval times and unforeseen site conditions like hidden water damage and material lead times or weather. We build reasonable buffers into every schedule and communicate right away if an issue comes up.

We handle the entire permitting process for you. This includes submissions and follow-ups and scheduling inspections and final sign-offs so you do not need to do anything. If you choose to pull any trade-specific permit personally we will coordinate closely to prevent overlaps.

Our work comes with a 1 year warranty. Once you have signed off on everything after the walk-through no new comments or complaints will be accepted. Manufacturer warranties on fixtures and materials typically 1 to 10 years pass directly to you. After project close-out we remain your single point of contact for any warranty call-backs or adjustments.

If the scope changes or we uncover something unexpected like termite damage we will issue a Change Order. This is a written description of the work and any cost adjustment and revised timeline. We do not proceed without your signed approval so you are always in control of additional expenses.

We are fully licensed in Texas for general contracting License number. We maintain commercial general liability and aggregate liability and workers comp coverage for all crew members. Certificates of Insurance are available upon request.

We use dust-containment barriers and floor protection like ram board or heavy-duty drop cloths throughout work areas and security seals on exterior doors. All tools and materials are stored in locked containers on-site overnight.

Standard is 50% deposit at contract signing and 25% at 50% project completion framing or sub-trade install and 25% on final punch-out and your sign-off. We never request more than 50% up front and each draw is tied to verifiable progress.

Absolutely you select finishes through our supplier portal or we can recommend vetted options. If a chosen item becomes unavailable we will notify you immediately and propose equivalent alternatives at equal or lower cost. No substitutions without your approval.

Yes. You’ll have your own project manager from start to finish. They will give you weekly updates by email or through our app. You can also call or text them anytime during business hours.

Many clients stay in their homes depending on the scope. We will cordon off the work zone and provide temporary walkways and minimise noise during key hours. For full-gut projects like complete kitchen demo we recommend planning alternate cooking arrangements or a short stay elsewhere. We will outline any recommended accommodations in your pre-start meeting.
